Condo closets and house laundry in Toronto

Toronto work is two different jobs. In a condo we book the freight elevator, protect the hallway, and work from the front of a stacked pair or a built-in dishwasher. In a house we take the stairs to basement laundry or pull a fridge that has sat in the same alcove for years. The machine stays in your home either way.

Liberty Village and downtown closets rarely have room to walk around the stack. Midtown and Annex houses often have a long drain run and a dryer vent that was boxed in. The Beaches and High Park kitchens still run older ranges and fridges. We test the unit in place, quote parts and labour before we start, and only begin work you approve.

  • A stacked pair behind a condo closet door

    The visit often starts at the concierge desk, not at your suite. We need the freight-elevator window and the dock hours before we can pull a French-door fridge or a built-in dishwasher. In Liberty Village and downtown closets there is rarely room to walk around the stack, so we work from the front, confirm the shutoffs, and test the lock, the pump, and the dryer vent. If a hose is pinched or the vent is baking the dryer, we say so before we leave. The unit should not sit in a hallway overnight.

  • A basement washer that still leaves water on the floor

    In older Midtown and Annex houses the laundry is often a full-size pair at the end of a long drain run. A pump can sound fine and still leave a puddle if the standpipe is slow. We check the machine and the drain so we are not blaming your washer for a building stack. The same visit covers a Leslieville dishwasher that leaked at the kickplate after dinner — we pull the unit, find the pinched hose or the failed pump, and quote before we order a part.

  • An older fridge that may not be worth a compressor

    High Park and house kitchens often still run a fridge that has been in the same alcove for years. Fans, thermostats, and ice-maker parts are usually a better spend than a new box. If the sealed-system quote climbs toward $700 on a unit older than 12–15 years, we talk replacement in your kitchen. A rusted cabinet or a second sealed-system failure in a year is usually the sign. You decide with the numbers in front of you.

  • A Yorkville built-in that needs the dock booking first

    Panel-ready dishwashers and French-door fridges in Yorkville and midtown towers often have no space behind the box. We confirm dock hours and the freight-elevator window before we arrive so the unit is not left halfway out of the cabinet. If the building only allows a morning pull, say that when you call. That planning is what lets us finish in one trip.

  • A Beaches house dryer that will not heat

    In older Beaches and east-end houses the dryer vent often runs a long path through a finished basement. A new element will not help if the vent is packed or crushed. We check the machine and the run so you are not paying twice. The same visit covers a High Park range that clicks and will not light — we test the igniter in your kitchen and quote before we start.

Freight elevator, dock, or driveway

  1. When you call, tell us condo or house first. For a condo, send the address, concierge number, dock hours, elevator window, and whether we need a fob. For a house, tell us the laundry floor and where we can park. A photo of the model sticker helps us load the likely part.

  2. On site we unplug, test with a meter, and pull the unit only as far as the job needs. If the part is on the truck, we finish that day. If it is special-order, you hear the lead time and the price before we leave.

Cost and when to repair or replace

Diagnosis is billed if you decline the work. If we complete the repair, diagnosis is applied to the job. Many washer repairs land under $200. Dishwasher work often falls between $150 and $300, depending on the pump, control, or latch.

Refrigerator work varies. A fan or thermostat is usually worth doing. A compressor on an old cabinet may not be. You get the quote before we start so you can make the right choice for your home.
